Precinct Urban Planning is pleased to able to continue to assist Bird In Hand 3 Pty Ltd for ongoing development approvals for the Botanic Estate at Woolmer Rd, Highfields. Precinct recently lodged a development application (DA) for Reconfiguring a Lot for the subdivision of 2 lots into 493 residential lots, 2 non-residential lots, a drainage lot, parkland lot and balance lot over 13 stages for this estate i.e. Stages 10 - 22. Proposed residential allotments will have a site area range from 507m² to 2,715m² with an average lot size of 634m². 


The non-residential lots will be the subject of future DAs for a local commercial centre and child care centre with a proposed District Park with a an area of 6.2 ha. The current Reconfiguring a Lot application follows earlier development approvals in the northern section of the Botanic Estate off Browne Rd that

included Stages 1 – 9 (286 residential lots and bushland park) and a retirement facility (231 residential lots and a community facility). The proposed development will assist in meeting the current high demand for residential lots in the town of Highfields.
